LEASING

Base31 includes approximately 41,000 square metres of leasable space. Tenancies include a mix of commercial, industrial, retail, restaurants, recreational and storage uses. Base31 is home to builders, woodworkers, makers, artists, landscapers, a concrete company as well as repair, maintenance and building supply shops. Programming spaces at Base31 include galleries, an escape room, studios and multiple performance and events venues. Beginning in the summer of 2022, Base31 will begin to welcome food, beverage and retail tenants to the site.

STORAGE

Base31 would like to highlight some important changes to seasonal storage starting in 2022.
  • We will continue to store boats, trailers, campers, recreational vehicles, planes and farm equipment as per usual. We will no longer provide indoor storage for cars and trucks.
  • We have adjusted our storage pricing to reflect current market rates. See below for more information.
  • We are adding an option for outdoor storage in a locked compound and working with a partner to offer wrapping service.
  • For boats stored on blocks, clients will be required to provide adjustable stands to brace the sides of the boat.
  • We have developed a much more detailed storage license agreement. The agreement will require details of the items to be stored, an estimate of its value and proof of the client’s insurance.
  • For security and logistical reasons, we will be limiting access to stored items during the season. Maintenance and winterization should happen prior to arrival.
  • We will be using Hangars 4 and 6 only this year resulting in a reduction of amount of space available. Priority will be given to seasonal storage clients from the 2021/2022 season who reserve their space before September 15, 2022.
  • Prior to arrival on site, boats will need to be pumped out and the batteries unhooked.
  • We are happy to report that Steve Everall has agreed to continue to support boat storage by providing haul out and delivery service to our facilities.
  • We will be enhancing security and installing indoor and outdoor security cameras.

We are making significant investments in the revitalization of Base31 and plan to continue to offer below-market rates for non-storage uses of the site that are aligned with our revitalization goals.

While we appreciate that the site serves an important need in providing indoor storage, this is not an area of business that is a priority for subsidy. Therefore, in determining our revised pricing for seasonal storage, we reviewed other options to determine a reasonable market price. Our rates for a six-month season of storage are:

As a valued past client of our storage business, we are offering priority to you in reserving your space for storage. To take advantage of this priority service, please fill out the seasonal storage reservation form and return it to us before – September 15, 2022.

Base31 welcomes inquiries from food, beverage, artists, makers and other types of vendors who are looking for a place to sell their wares. Facilities for food trucks are available. Base31 is seeking short and long-term partnerships with food and beverage entrepreneurs.

Proposals from people wishing to organize vendor markets at Base31 are also welcomed. Please contact info@base31.ca if you are seeking to become a vendor at Base31 or learn more about events that are seeking vendors.

EVENTS

Base31 provides event facilities for rent in three venues as well as outdoors including:
  • The Drill Hall – a hangar like building historically used for as a gymnasium and drill hall. This large venue is suitable for performances, markets, trade shows, weddings and private events ranging from 300 to 2,000 people. It is equipped with state-of-the art sound and lighting systems.
  • The Lecture Hall – a building historically used as classroom space. This small venue is suitable for meetings, talks, performances, weddings and private events from 20 – 150 people. It is equipped with HVAC, sound and lighting equipment, a small stage, tables and chairs.
  • The Sergeants Mess Hall – a jewel of a building formerly used as a club and dining hall for officers stationed on the base. This building will house a bar/café/outdoor patio space and a 200 seat cabaret space for music, comedy, performance and events. The Sergeants Mess Hall is scheduled to open in the Fall of 2022 after an extensive renovation
  • Runway and grounds – various parts of the 70-acre site are available for rent for outdoor events and festivals, markets, car racing, movie shoots, tractor pulls, weddings and private events.

CAMPSITES

In the summer of 2022, Base31 will offer campsite rentals to coincide with major concerts, festivals and events. Stay tuned for more information in the near future.
